Cultural Tips
The deposit is capped at 6 months' rent by law
Under husleieloven, a landlord cannot ask for more than 6 months' rent as depositum. The deposit must be held in a separate blocked bank account (depositumskonto) in your name — a landlord who asks for cash deposit is breaking the law.
Take photos and do a condition report on move-in day
Walk through every room with the landlord and note all existing damage in writing (tilstandsrapport). Sign it together. This is your protection when you move out. Without documentation, a landlord can claim the chip in the worktop was yours.
Finn.no is the only platform that matters
Nearly all legitimate Norwegian rentals are on finn.no. Avoid Facebook groups for permanent housing — they are full of scams. Legitimate landlords will never ask for a deposit before you have seen the apartment in person.
Three-month notice period is standard
Both tenant and landlord typically have a 3-month oppsigelsestid unless the contract states otherwise. Check your contract. A landlord cannot evict you mid-contract without cause recognised by husleieloven.

Set up Finn.no alerts
Create a free account on finn.no and set search alerts for your desired area and price range. Good apartments in Oslo go within hours. Enable push notifications and check at 07:00 daily.
Prepare your renter profile
Landlords receive many applications. Prepare a short introductory email in Norwegian: who you are, where you work, your monthly income, and why you want the apartment. Attach your employment contract.
View the apartment and ask questions
At the visning (viewing), check: water pressure, heating system, windows, mould in bathroom, noise from neighbours, and whether parking/storage is included. Ask what felleskostnader covers.
Read the husleiekontrakt carefully
The contract must state: monthly rent, deposit amount, notice period, what is included, and the duration. Standard contracts from Huseiernes Landsforbund are safe. Never sign a handwritten agreement.
Set up depositumskonto
Open a separate blocked account at your bank (ask for "depositumskonto"). Transfer the deposit there. The landlord gets a letter confirming it exists but cannot access it without your consent or a court ruling.
Document the move-in condition
On move-in day, photograph every room, every wall, the stove, bathroom, and any existing damage. Email photos to the landlord with a time stamp. Keep all correspondence in writing.
