Husleieloven

The Norwegian Tenancy Act — the law governing all rental contracts.

This law overrides unfair contract clauses. If a clause gives you fewer rights than Husleieloven allows, the law wins. Google "Husleieloven" and Forbrukerrådet for free guidance.

Depositum

Security deposit — max 6 months' rent, must be in a dedicated bank account.

Never pay cash. Always get a receipt (kvittering). The landlord must prove any deductions before touching the deposit.

Oppsigelsestid

Notice period — the time you must give before ending the tenancy.

Standard is 1 month for tenants, 3 months for landlords (on indefinite contracts). Check your specific contract.

Tidsbestemt leieforhold

Fixed-term tenancy with a start and end date.

Neither party can normally end it early. If you need to leave, the landlord must agree in writing or you remain liable for rent.

Norwegian Consumer Council — free legal advice for tenants.

Contact them at forbrukerradet.no if you have a dispute with your landlord.

What To Do Now

  1. 1Photograph every room, wall, and appliance before you move in — send photos to the landlord by email to timestamp them.
  2. 2Confirm the deposit account number in writing and keep your payment receipt (kvittering).
  3. 3Read §§ 5 and 7 carefully — these govern how and when you can leave and who pays for what.
  4. 4Register your new address at Skatteetaten.no (folkeregisteret) within 8 days of moving in.
  5. 5If anything is broken or damaged at move-in, document it in writing to the landlord immediately.
